at one of our properties there is no signal, you have to go out of the village to make a call, is it OK not to mention this to guests.

Maybe not that straightforward - wouldn't it depend on the network you/they use?

At our cottage up until last October, we had no landline, so guests had to go about 2km to get a signal. Since that was the only method of communication we had to let them know.

Think about what would happen if your client needed to call the emergency services.

For the last two years we have rented a house in Devon for Christmas. The mobile phone signal there is pretty poor but the owners provided a landline phone.

The phone has a BT service which rings you back after making a call and you get a voice message telling you the cost of the call. There is an honesty box next to the phone to pay for calls made. I asked the owners if anyone ever took advantage of it and they said that they hadn't had any problems in three years (and they let about 40 weeks per year). Being Christmas, we used it quite a lot (was useful for connecting the laptop to the internet by dial-up too so I could keep a check on incoming enquiries and bookings) so we just posted them a cheque at the end of the week.

This might be worth looking into as we felt it was a great selling point. You can obviously limit any risk of people running up too large a bill by blocking international and premium rate outgoing calls.
