Hi - I wonder if anyone has any advice on our mortgage problem.

We have a residential property with an outbuilding which we are in the process of converting to a holiday let. We own the whole property outright, no existing mortgage, but we need to borrow some money to complete the work. It is a small amount in relation to the value of the property (LTV is about 10%). We have been through two brokers now, both of which recommended lenders who in the end refused the loan because of the holiday let.

We'd be grateful for any suggestions.
