Business Rates Valuations in Wales

Hi,
I wondered if anyone had recent experience of having their holiday cottages valued for business rates in Wales? General thoughts and experiences would be appreciated and I have some specific questions:
- Are you legally required to switch to business rates once the availability and occupancy thresholds are met?
- What is the valuation process?
- How do the rates compare to council tax?
- Who decides if the holiday lets are grouped or valued individually?
I have 5 units that I pay council tax on at the moment and I'm worried that my costs will increase hugely if I have to switch to business rates.
Thanks.
Steve
