No grounds or reason for a refund. Even if it's not in your T&Cs, the contract is governed by the laws of whichever country it was made under; although it's still a good idea to get something into your T&Cs.

They booked, it seems they got what they were expecting, they chose to leave. There are no good grounds for a cancellation, these aren't the sort of guests you need to feel sympathy for, and you wouldn't want them back.

Don't lose sleep over it.

It's openable now.

You certainly provide very clear photos. For example, you go as far as showing the hob in the photo entitled "The stove", so anyone can see it's not a fully-blown Aga. And you encourage them to contact you with any questions. But then again, they did say it was all as represented. So no leg to stand on!!

Later on the evening they sent me a text telling me that they realize that the accomodation, despite the fact that was exactly as described, was not whar they were looking for and they wanted something more... luxurious
Definitely no refund. The only way I think that they might be justified in asking for a refund is if the advertising for the property was misleading. Your guests have confirmed in their text that it wasn't at all misleading, the property was exactly as described.
Maybe they should have looked for a property with the word 'luxury' in the description if that is what they wanted!

Ooh, that word "luxury" is such a dangerous word in a description I think. I avoid it like the plague. "Luxury" means different things to different people and you did not use it anyway, Ifooro (thank heaven!). I would also say definitely no refund.

I think your guests were suffering a bad case of buyer's remorse (maybe one booked it without consulting the other...)

Well it looks pretty blooming stunning to me Iforro! From your pics the only let-down is the bedrooms that look rather plain and bland compared to the rest of the property.

My vote is for no refund. Your text and pictures are clear and I think they're just trying it on. I think your place looks charming, I'd stay there :)
