I don't have a zip and link and no experience of HCB. I've used Mattison several times and the pocket 1000 mattress is excellent quality which is why I go back to them. Their website is crap and in the dark ages, nice customer service but as I ordered bespoke options (headboards and an ottoman) I go...

Bumping this as I've just spoken to an owner of a property with a seaview. He mentioned that he advertises here and finds it a reasonable alternative now OD have gone down the pan. At £165 it's quite a lot for a punt though.

Just had an unknown number ring me. A lady called Sam. Didn't say who she was with but I remembered this. Thought she was a guest to start with. She'd found one of my properties via Independent Cottages, then started asking about other properties. Then, we offer photography courses and I'm just look...

Adding a fee simply allows you to quote a lower nightly rate and therefore appear higher in searches if they are sorted or displayed by price. You end up paying whatever price the owner thinks their property is worth but allows them to compete with the owners who quote below market value rates, or a...

In general this year is a lot slower for many regardless of area, but Norfolk specifically is really taking a hit. I don't need to tell you the bad press it's had over the last few months; Storm Eleanor bringing in toxic starfish and dumping on many of the beaches, then we had palm oil plus general ...

Just kitchen and bathroom for me in my two bed properties. The rooms are small so really no room for bins anyway. People just use the bathroom bin as it's next to the bedrooms.

New facebook group for Norfolk owners and guests

Glutton for punishment that I am, I have started a new facebook group for Norfolk holiday home owners and guests which has just gone live. If you'd like to join us then please knock at the door and answer the simple questions. :D You must have a website or facebook page to advertise the property, we...

That makes sense if it's classified as holiday home usage only. I suspect most purchases are homes that could be used as residences where I think you'd struggle to claim it's commercial use.

Getting rid of waste cost me a total of £65.73 in 2017 for the whole year. The £65.73 includes one third of the purchase of my waste carriers licence. Impressive! I've just worked out the cost for my new cottage will be approx £350 just to continue as I am with a waste collection fortnightly and a ...

Yes it's a much harder time generally, but in Norfolk specifically it feels like we're against a sequence of events that are out of our control. Dog illness/deaths due to toxic starfish, coastal erosion, palm oil deposits on the beaches; everything keeps conspiring against us. I have lost many booki...

Re: Tax advantages

I just want to respond to there being very few tax advantages... A FHL will be classed as a non-residential property ..also no 3% stamp duty on purchase I'm not clear on why you think this? Unless it's a shop/office or has a flat above and qualifies as mixed use, I understood a FHL purchase is stil...

Could anyone tell me if Mattisons Cosmopolitan feels good? Are the sides fairly solid with no bulging? We shall be using good quality waterproof protectors, plus a quilted cotton protector. Does anyone also use some kind of underblanket as well? Thank you! Yes they are excellent mattresses. Firm wi...

From the new regulations: The property must meet all the conditions of a furnished holiday let as defined by HMRC and the occupant must not be responsible for the energy costs in order for an EPC not to be necessary. I pay the bills and the guest does not, therefore an EPC is not necessary. Closed c...
