Hi Sam, I know your pain.

I track my bookings at the original value but by the time I get the money other costs like payment fees are taken off. I find it almost impossible to cross reference HA payments,. The only saving grace is HA is so poor now that it doesn't apply to many of my bookings.

We don't tend to get Airbnb bookings at peak times as I set a minimum 7 nights stay. We are getting an increasing number of bookings that route outside peak dates but at pretty good rates so more than happy.

We have been busy through Oct and XMas is booked I think we have one 3 night break between now and Xmas. We will probably get a few AirBnB stays from people working locally or visiting family but don't expect much.

We sold all of August in the end but some of it went late. We have lot of bookings for September and Xmas over the last couple of days. Our 3 bed 2 bath seems easier to sell than the 2 bed 1 bath.
