We take the odd longer let in the winter, we drop the rate but ask them to pay the electricity costs. We do this in the winter as bookings can be limited so it makes sense. Is the summer a busy time for you? I would not want to drop my prices too much at a time when I know I can get good bookings.

Thanks for taking the time to review. I take you point on review dates and decided not to add dates specifically for the reason you mention. If I add dates I will have to frequently update the reviews to ensure it looks current. Not an easy answer to that one.

How do you take payment on booking.com and what are your cancellation policies? We ask for full payment upfront (They are usually late bookings). We also offer no cancellations. I am sure we get a few less bookings that way but we only use it to fill quite times.
