Water temperature is the IDEAL level for legionnaires disease and other serious bacterium. Read the HSE 2017 government regulations on hot tubs and spa pools in holiday lets. It's put me off for life. I'm informed that additional regulations on cleaning are coming in this year. 2 known prosecutions ...

Your rep sounds as if he's not interested, or does not have any authority to help you. Go to the top - MD or CEO level. They may be unaware of this mess up by their staff. (Often the staff concerned will try to hide mistakes). Squeeze what you can out of them. In my opinion they OWE YOU BIGTIME afte...

I'm all electric. Annual charge is around £2,500, probably high as I have a mixture of night storage and wall panel heaters, plus immersion heater which I think holiday makers leave on 24/7. Large house, 4 bedrooms, kitchen, 2 lounges, 2 bathrooms, 2 extra WCs. Property is heated (on low) when empty...

If you run you FHL as a business according to HMRC criteria, then capital gains tax on selling is currently 10%. I can't comment on comparison of capital gains achieved compared to other property. I have seen discussions that a successful FHL property might sell for an extra 10% of annual turnover c...

As far as I am aware you can holiday let your property on an occasional basis as long as you declare the income on your tax return. It's only once you hit the 15 weeks that HMRC may class you as a business. Up to that point you may not be able to claim expenses etc. Good idea that you are phoning HM...

Hi Vic38. In order to qualify your FHL as a business the HMRC rules state (amongst many others) that you have to . make your property available to let for 140 days per year. And . Let it for 105 days per year You will only qualify for business rates if you can prove that you ARE achieving, or have a...

I'm 71 and started 20 years ago. Age is not a problem, but the business is not easy. I only went into holiday letting in order to keep the family holiday home after going through a divorce. It' s a lot of work, with added issues and costs due to being an offsite owner. I make a very small annual pro...
