I know they have tightened up on working tax credits for self-employed people. If you run your own business you will be asked to provide lots of information so they can decide that you are running a profitable business (or aiming to be profitable) and it is not a hobby (their word not mine!)

If you do agree then make sure you charge them to cover the increased usage and increase your damage deposit accordingly.

I would also have concerns about upsetting neighbours.

You need to consider future guests. Cat allergy is much more common than dog allergy and even after cleaning allergens can stay in the home for several months.

I have to sort the recycling most weeks as even with nice labels for the bins guests generally put plastic packaging into our recycling bag and our county seems to be one of the only ones that won't take it. What Essar means is that there is an awful lot of rules and regulations as per Greenbarn's post.

We looked at getting one for the guests a few years ago and after looking at everything that was involved (and how much that would cost) decided against it.
