A few years ago we stayed in an Air bnb annexe one Christmas.
The (fake) tree had lights and was welcoming. The owners had left a gift for us as well (chocolates I think). That was all good but it was bitterly cold weather and more constant heating would have been welcome.

Our local help receives the guests on arrival.

I usually send text or email the day after they arrive, just to check they have settled in and found all they need. Sometimes they reply sometimes they dont.

We do the same as Joanna.
Our local help reports back when guests arrive and after they leave. So far that seems to work. If guests have been good communicators then I mention that in the review.

I still can't see that they've any ground to stand on in court. Hopefully you've been able to make a good and carefully considered reply to their 1 star review. I think if theirs appears amongst your other good reviews future guests will hopefully read your reply and ignore the bad one. Bon courage

The booking was made via Air bnb who have already paid you ?presumably. My feeling is that guests must complain to Air bnb and ask for a refund if they feel they're owed one. The guests didn't pay you direct. Also your agreement with Air bnb is a Strict cancellation so that is surely cut and dried. ...

Don't be bullied by these people. I don't think they've a legal leg to stand on. They booked, they had a lock problem, you quickly called a locksmith, problem sorted. I agree with Zebedee talk to the Locksmith asap.
If the clients are seeking a full refund surely they'd have to apply to Air bnb for this.

Yes, I do. And, when someone does reply saying I've had a chap this year who claimed not to receive our initial response (not a Hotmail address) so I re-sent it all. He said he was going to book then it took days for him to make the bank transfer for his deposit and I had to chase him for a booking...
