Still trying to find an alternative to Spain Holiday as I don't like the look of their alternative! - has anyone else found a listing site which is something like Spain Holiday in the way it operates?

I am only looking for backup over a few hours as our electric does go off quite often for short periods, normally a few hours at most but that totally screws up the timer settings on our current system. I am not there all the time and our poolman comes just once a week so it can be a whole week of b...

Many thanks for that - it has set me in the right direction and now I find I have a few choices but need to decide which will be best for us. a) simple analogue timer - no backup when power fails. very easy to set and change times. Downside if there is a power cut then timings could be way out and w...

Pool Pump Timer Switch

We have a pool and in the pool house fitted to the fuse board is a timer which controls the pool pump. The timer is about 20 years old and recently we have noticed it does not always work as expected and our pump is running for longer then the programmes state. We are therefore wanting to get a new ...

You are right about my sanity - however they say guests will be able to see my advert until the end of my contract which ends in April but after that the site will not show my property on their listings although the account will remain open until all current rentals are completed. I think that is th...

Further to my previous post I have managed after days of trying to speak to someone on the phone From Spain Holiday about the issue I raised above. Andres from stated that the accounts would remain accessible after the contracts end to owners and renters so communication could still take place altho...

We are going over tomorrow, I think it will improve! January can be the worst month. For a let of 10 weeks I would not includes utility bills, with past exoperience it can get abused, instead I give a much lower rental with guests paying for water and electric bills, we pay everything else, wi fi, T...

Does anyone know what Spain Holiday will do once current contracts run out? I am still getting bookings through them but don't want to go onto their new system so after April that will be that. However they don't normally reveal the contact's details until 1 month before rental starts so how am I su...

Try updating your price bands with the actual rate per night. I noticed that is what they use to calculate the rate per stay even though I have both 7 and 14 nights rates entered. For example the price for 7 nights in one apartment in July is 695€ but it is calculated on my entered nightly rate of ...

The point being for me I only rent for the summer!! - the property is used by family for the rest of the year so what my lawyer has said was correct for me. And as indicated I will get an energy cert anyway in the new year as so many portals require it!

I'm sorry and, yes, I should have added that I wasn't expecting anyone here to be advocating a legally binding statement. Opinions, of course, are just that and I appeciate the efforts that people make, and the research that you and others undertake, in order to get closer to the truth. In this cas...

So, excuse me being a bit of a diddy, but are we saying now that the energy certificate is not required in the case of, for example, a single rental apartment or villa? I accept that it may well be required if/when you come to sell the property, but I'm just trying to get a a handle on how urgent t...

The whole reason I went to a lawyer in the first place was because I thought something was either wrong or not being properly understood on this and other forums. My gut instinct appears to have been right and it is only by getting an legal expert to look at the BOE and the other information being c...

Whilst I could see what you are getting, I approached my lawyer again making the point you have brought up and this is the gist of what he replied. Whilst the matter of exemptions it is not mentioned the new Royal Decree 390/2021, it eliminates the exemption for buildings with a use of less than 4 m...

I was getting a bit worried about all the differing information circulating about the need for energy certificates so engaged my Spanish Lawyer to investigate the issue for me especially in relation to the 2021 BOE. He has now confirmed that as I don't rent for more that a total of 4 months in the y...
