Re: How To Set Pricing

We created a spreadsheet and find that an increase of 3% on Airbnb (assuming you're not using a channel manager) and 12% on VRBO/Trip Advisor comes out about right. VRBO is the worse channel as you never know what you're getting until after payment two has been taken, if you set it up to take a depo...

Very interesting thanks Kilm. Where Scotland leads, the rest may follow, so we ignore what happens at our peril.

Just adding in my thoughts as I haven't popped in here for ages. I am listed on many sites and have no desire to do instant booking as it risks double bookings without being API connected. An ical update is simply not quick enough to rely on and sometimes only happens once or twice a day and that's ...

Hello Nemo, as if anyone needs to be scammed like this with everything else going on this year! You seem to have been doing as much as you can to report this issue - have you also included Trading Standards for the UK property? Also, I would go to the press Rip Off Britain, Watchdog etc ?? That all...

Hugo Parker

This isn't an email scam to owners but he is a prolific scammer of guests looking for holidays on facebook over the last couple of months it seems. If nothing else it can be picked up by any innocent guest thinking of booking with him and doing a general internet search. Hugo Parker - fraudulent pro...

I'm not at all in your market as I have small properties but a few general tips. Large properties will be in demand in many places if they are of good quality, so often people will book because of the house rather than the location. That therefore leaves all options open so to speak. There's no ques...

As Mousie says, his forum name was Windy and what he didn't know about owning lodges on a park wasn't worth knowing! I stayed in one of his lodges too. Search his name and you'll find all his past posts. He wrote a really good article about buying a lodge too although sadly that's now not on the lin...

I think you will find (at least in England) that it's 105 nights of actual lets. Jonathan Hi Jonathon, no that’s not the case. In England we have the delight of two different rulings. The 105 days is to classify as an FHL for tax purposes. To qualify for business rates it’s the lower figure of actu...

I know you posted some caveats, but my first question would be regarding alternate payment methods. I was under the impression Ebay no longer allowed any method except for Paypal. So what other methods do you use if someone wants to rent your home (having won an Ebay auction) ? You cannot remove Pa...

I can’t see how it’s possible to get rid of everything if you only have two days after the last guest. All things can sell eventually but it takes time. eBay and Facebook marketplace/local selling groups are the two I use. Do you have a garage or a room at your house where you could store stuff whil...

Re: HA - I think they mean my guest wants to pay an instalme

Ok, so if he wants to pay an instalment why do I have to do it when HA handle all the payments? Ive no idea how i do that! The booking is for April 2020 I'm totally with you on that one. What the heck do HA do for their whopping great "[non] Service Fee" ? In other words tell the guest (a...

Yes just to confirm all of the above. You can edit the payment terms and send them a new invoice that allows them to pay early. The ‘glitch’ in their system has existed since last year now I do believe so it’s not going away anytime soon. Edit a quote and it will default to collect the final payment...

Great comments from everyone above - I've learnt a lot. Anyone any idea how you initiate the reclassification of a property as a business? I've emailed my local Council but heard nothing so far. Ring up the business rate department at the council. It's a completely different section to the Council ...
