I would hope that given its the towns and cities that are pushing numbers up in Northumberland that if it went into tier 3 it would specify those places only (ie not the rural touristy areas). So depending on where you are you may be ok.

I've gone for Hostfully as I found it much quicker and easier to set up. They have great videos to show you what to do and are extremely helpful if you contact them direct It works our slightly cheaper that Touchstay as well. And you can make them personal for each guest. Its the way forward I think...

surely when these things are scrutinised it will become obvious who rents and who doesn't

We can prove 250+ days of rental per year. 2nd home owners who claim business rates and get this grant won't be able to show enough rental?

try https://www.inspirehomeautomation.co.uk the landlord one does all you need. I've had it set up in my holiday let for three years. works remotely via wifi and you cab limit the temperatures that the customers set on the heating. ie ive set my limit t0 24 degrees so even if they ask the thermostat...
