Hi
I understand you have to pay a penalty fee dependent on how close the booking is, you get an automated review saying you cancelled a booking and you cannot re book those dates.

This has always been the HL policy £120 or what they would have made in commission whichever is the greatest.

The extra payment is clearly shown in bold when they do a search and see the quote. This fee is also collected by BC if they are handling the payment but you don’t pay commission on it.

It's not as easy as just having a website, it reportedly costs OD £5m a year to keep at the top of the google searches. Get yourself on some of the many book direct with the owner Facebook groups and get your name out there with you website address. It's not easy and can take a lot of time everyday ...

If it's one of the agencies like Sykes they will keep your property full but only because they cut the price to bargain basement levels but you end up with bargain basement clientele who are very tough on the property, loads of wear and tear.

I am getting plenty of bookings through them, I let them handle all the payments which seems to stop all the none payment cancellations some people report, The only down side is I don't get paid until 16th of the following month but for me this isn't a problem. My bookings come from the following 40% direct/facebook etc 25% Airbnb 25% B.C and the remaining 10% made up from HL/HA/HT/OD not had any this year from HFD. I don't think I could go down to just a single site.

Exactly as Richard says, don't start trying to refund part cleaning fees and utility fees as this will only open a negotiation, make it quite clear you are not open to negotiation. If they want to take it further i.e. small claims, then no court in this land would see their behaviour as reasonable.
